If you've shopped at the Mall at Green Hills anytime this year, you've probably heard about the $250 million transformation. You may have also noticed that nothing looks different. Same entrances. Same parking scramble on a Saturday afternoon. Same layout you've navigated for years.
Meanwhile, one parking lot over, Hill Center had already added new tenants before the mall announced its plans in February 2026.
The Plan Everyone's Heard About
Simon Property Group took over management and leasing of the Mall at Green Hills after acquiring the property from Taubman Realty Group in November 2025. In February 2026, the company announced a "complete transformation" as part of a $250 million investment spanning Green Hills and sister properties in Denver and Tampa. The pitch included two-story flagship entrances, what the company called jewel-box spaces for luxury boutiques, and new landscaping designed to make the arrival experience feel more like a destination and less like a parking deck.
It's the kind of announcement that makes headlines. Nashville Lifestyles covered it. So did WKRN and WSMV. The mall's general manager, Norah Buikstra, told reporters the property continues to attract new retailers, including Hollister Co., and called Green Hills home to the strongest luxury retail collection in Tennessee.
What the Plan Includes—and What Remains Unclear
As of a WSMV follow-up in June 2026, four months after the announcement, Simon still hadn't given a construction start date. No timeline for when shoppers would see the first exterior changes. No word on what happens to parking during the work.
That last part matters more than the entrances. When WSMV asked shoppers what actually bothers them about the mall, almost nobody mentioned the storefronts. They mentioned parking. In a WSMV report, shopper Carissa Schmidt said, "It's very difficult to find parking here." She's changed her own habits around it, skipping weekend trips entirely to avoid the worst of it.
Buikstra pushed back on the perception, noting that roughly 70 percent of the mall's parking sits inside its parking decks, not the surface lots everyone circles first. That's a real gap between what the numbers say and what a Saturday afternoon actually feels like, and it's worth knowing before you plan your next trip. Rejuvenation, the Portland-based lighting and hardware brand known for solid-metal cabinet pulls and heritage light fixtures, opened its first Tennessee location at 4015 Hillsboro Pike, Suite 101, ahead of every other city in the state. It's the company's twelfth store overall, and Hill Center marked the opening with a grand-opening celebration on the evening of Thursday, September 18, 2025, drawing a crowd for a designer panel and a lineup of local vendors. That's nearly five months before Simon Property Group announced the mall's $250 million plan.
Rejuvenation is a recent addition to Hill Center. Hill Center has been building out a roster that leans toward home and design as much as apparel, and it sits alongside Taco Bamba, the D.C.-based taco and empanada concept that opened its thirteenth location there as one of the center's more distinctive food additions.
The Rotation Underneath It All
That mix extends beyond retail. Hill Center's dining lineup has been quietly building out for a while, and it's broader than most people give it credit for. Doughbird, the pizza and rotisserie chicken concept from Sam Fox's Fox Restaurant Concepts, anchors one corner. True Food Kitchen covers the healthier end of the spectrum. Santo, a modern Mediterranean spot, holds down a quieter corner of the center. Etch, the smaller sister restaurant to chef Deb Paquette's original etch, brings a more adventurous, spice-forward menu into the mix. Sports & Social, located inside the Mall at Green Hills itself, was named one of USA Today's Best Sports Bars of 2026. And Emmy Squared Pizza keeps Detroit-style pan pizza in steady rotation for anyone who wants something heavier than a salad and lighter than a full sit-down meal.
Hill Center's dining and retail lineup has grown through tenant openings and build-outs, adding to the places to eat and shop in the center.
What This Means For Your Next Saturday
If you live in Green Hills, here's the practical read. The mall itself is going to look the same for a while. There's no construction fence up, no confirmed start date, and no reason to expect entrances or landscaping to shift before the holidays at the earliest. If parking has been your complaint, try the decks before you circle the surface lot again. Buikstra's numbers suggest you're more likely to find a spot there than where habit tells you to look.
Hill Center is another stop to consider. If you haven't wandered through Rejuvenation since it opened last September, it's worth a walk-through, especially if a hardware or lighting upgrade has been sitting on your list.
